Briarcliff Manor is a village of 7,569 people that sits inside two towns at once, Mount Pleasant and Ossining. It has its own Metro-North stop at Scarborough, a school district that does most of the work on price, and a tax situation with two lines on it instead of one.

Briarcliff Manor village: one village in two towns
Start here, because it explains the paperwork. Briarcliff Manor is a village, incorporated in 1902. Its territory lies partly in the Town of Mount Pleasant and partly in the Town of Ossining.

That split isn’t trivia. Westchester’s own tax tables list Briarcliff Manor twice, once per town, so which side of the line a house sits on decides which town’s rate it pays. It’s also an address that has to be explained to a delivery driver.
Older guides, ours included, called it a town throughout. In New York that’s a different kind of municipality, and a Westchester buyer notices.
The name it nearly got
In a referendum on 12 September 1902, residents picked the name Briarcliff Manor over the other suggestions on the ballot. One of those was Sing Sing East.
Ossining next door was still called Sing Sing then, after the prison. The village chose the other name, and it’s fair to say the decision has held up. Property values aren’t usually settled by a vote, but this one came close.
The village exists because of one man. Walter William Law bought land here through the 1890s, in an area then called Whitson’s Corners, and built the schools, churches and parks. He also built the Briarcliff Lodge, a Tudor Revival resort hotel that opened in 1902 among his own dairy barns and greenhouses.
Franklin and Eleanor Roosevelt stayed there. It later housed the Edgewood Park School, then The King’s College from 1955 to 1994. That’s why the housing stock looks planned rather than accumulated.

The village has a station of its own: Scarborough, on the Hudson Line, in the part of the village that carries that name.

That’s one zone further out than Scarsdale and Dobbs Ferry at $271.50. Over a year the gap is about $500 for one commuter and $1,000 for two. Small next to the price difference between the towns, and worth knowing anyway.
The fare is one zone farther out. The houses have declined to discount themselves accordingly.

Briarcliff Manor schools
The Briarcliff Manor Union Free School District is why most buyers we meet are looking here. Niche’s 2026 ranking puts the district among New York’s top fifteen and its high school in Westchester’s top ten.
Georges is direct about what that does to price: “I don’t think any neighborhood is overpriced, quite frankly. The market is transparent.” The district is priced in so visibly it may as well be on the lawn sign.
What we cut, and why you should care
The previous version carried three claims we removed rather than corrected. The reason is worth a paragraph, because the same pattern runs through most town guides on the internet.

Those statistics look sourced. They aren’t, and they travel from one broker’s page to the next without anyone opening the original. The superlative had a longer career than its source. We now check every figure at its source or leave it out.
The three useful questions are shorter than the old claims:
- The district: Top fifteen in New York, per Niche 2026.
- The fare: $313.00 a month from Scarborough.
- Which town pays: Mount Pleasant or Ossining, depending on the house.
What we see in the field
Two tax lines for one village. Ask which town your house sits in before you model the annual cost. Westchester’s average single-family bill was $18,386 in ATTOM’s 2025 report, highest of 1,502 counties, and the village layer sits on a town layer that depends on that answer.
Inventory is the real constraint. In a village of 7,569 with a district this well regarded, the limit isn’t price, it’s that nothing’s for sale. Be ready rather than patient.
