Southbridge Towers is a 1,650-unit co-op complex in the Financial District, requiring at least 20% down in cash and nine months of post-closing liquidity. The flip tax is steep for the earliest owners, 28% of the sale price, and drops to 2.5% for every resale since. Sublets are allowed only after two years of ownership, capped and fee-based.

Southbridge Towers, the short version
Four 27-story towers and five low-rise buildings hold 1,650 apartments between the Civic Center and the Seaport, steps from the Brooklyn Bridge. The complex went private in 2015. That history explains nearly every unusual rule below.
Shareholders voted to study privatization in 2005 and voted to go through with it in September 2014; the buyout closed on 10 September 2015. Original owners kept below-market pricing for decades under Mitchell-Lama. The 28% flip tax on their first sale is effectively how the building recovers some of that subsidy once they cash out. Southbridge Towers financial requirements to buy here
The board wants proof you can carry the place, not the 3-to-1 a bank might approve you for. Per the building’s own Purchase Application instructions, buyers need:
- At least 20% down in cash. The non-financed portion of the purchase price must be 20% or more of the gross selling price.
- Nine months of post-closing liquidity, raised from three months by a board motion effective for applications received after 1 October 2023. Retirement accounts generally don’t count unless the applicant is retirement age.
- Housing costs at or under 30% of gross monthly income. On a $3,000 combined mortgage-and-maintenance payment, the board wants to see at least $10,000 a month in household income.

The Southbridge Towers flip tax, and why two rates exist
This is the sale that pays for the privatization vote, still running a decade later. Southbridge Towers’ flip tax, paid by the seller on the gross sale price, runs at two different rates:

That gap, specific to Southbridge and not a citywide standard, is the largest single closing cost at the building. An original owner’s total seller costs run close to 35% of the sale price; a subsequent owner’s run closer to 10%. Buying a resale unit, our commission rebate puts real money back toward that bill. Southbridge Towers sublet policy, explained
New shareholders wait two years before they can sublet at all. After that, the lease allows subletting for up to two years within any five-year period, with a two year gap before you can do it again. Subletting under one year isn’t permitted. The fee runs 100% of monthly maintenance in the first year of a sublet, 200% in the second.

Southbridge Towers pet policy, parking, and storage
Southbridge Towers approves pets, registration required for dogs. That’s more permissive than the building’s own history suggests. A 1973 court fight briefly limited dogs to grandfathered residents only. Parking and storage both work on a discount-plus-waitlist system.
- Parking: $148.12 a month at the on-site Seaport lot, capped at 661 spots, one-to-two year waitlist, $100 fee to join it. A $350-a-month tier has no waitlist.
- Storage: available for rent, two-to-three year waitlist, same $100 fee.
- In-unit laundry: not permitted. Each building has its own smart-card laundry room.
None of this touches a mortgage, but it’s the kind of detail that changes whether a car and a couch you’re not using yet actually fit into life at this specific building.

The flip tax is the number that actually decides your offer, more than the list price does. Bidding against an original owner’s unit, run the 28% flip tax into your net-proceeds math before you get attached to the price.
