How Does This Differ From NYC Buyer Closing Costs?

Westchester buyer closing costs run noticeably lower than NYC’s — roughly 2-3% of the purchase price versus 3-6% in NYC. The Mansion Tax is a flat 1% instead of NYC’s graduated brackets, and there’s no NYC-specific flip tax equivalent baked into the standard closing statement.

Why Is New Construction Different?

On a resale, the seller customarily pays NY State Transfer Tax and any local city transfer tax. On a new construction / sponsor sale, the sponsor typically shifts these taxes to the buyer as a condition of sale — along with a separate sponsor’s attorney fee, on top of the buyer’s own attorney.

Why Are Some Fees Only for Co-ops?

A co-op purchase is legally a stock purchase, not a real property purchase, so it uses a different loan security instrument (UCC-1 filing instead of a recorded mortgage) and requires the co-op board’s Recognition Agreement with the lender — both unique to co-ops and not applicable to houses or condos.
