Who Pays NY State Transfer Tax in Westchester?

The seller pays, at 0.4% of the sale price statewide — the same rate that applies outside NYC generally. Unlike NYC, there’s no higher bracket for expensive sales; 0.4% applies regardless of price. The tax is technically computed per $500 of consideration, so the sale price is rounded up to the nearest $500 first.

Which Westchester Cities Have Their Own Transfer Tax?

Three: Yonkers (1.5% of the full sale price), Peekskill (1% of the full sale price), and Mt. Vernon (1% of the sale price above $100,000, so the first $100,000 is exempt from the local tax). Every other Westchester city, town, and village has no additional local transfer tax — just the 0.4% NY State rate.

Does Property Type Change the Tax?

NY State Transfer Tax applies the same way to houses, condos, and co-ops. The local city transfer taxes in Yonkers, Mt.
