Those two show a year-1 snapshot — cap rate, cash-on-cash return, and monthly cash flow as they stand today. This calculator projects forward across your full holding period, combining cumulative cash flow, mortgage principal paydown, and property appreciation into one total return figure.

What Is Annualized Return (CAGR)?

Compound annual growth rate — the steady year-over-year return that would take your initial cash investment to the same ending value over the same holding period. It’s the standard way to compare a multi-year real estate return against other investments on an apples-to-apples basis.

What Assumptions Does This Make?

Operating expenses (taxes, insurance, HOA, maintenance) are held flat for the full hold rather than inflated year over year, and the projection does not account for tax effects like depreciation, deductions, or capital gains at sale. Why Include Selling Costs?

A sale isn’t free — broker commissions and transfer taxes typically run several percent of the sale price in NYC. Leaving them out overstates your real return, so this calculator nets them out of the ending property value before computing profit.
