Glossary
It normalizes price across apartments of different sizes, letting you compare a 600 sq ft studio to a 2,000 sq ft three-bedroom on a common basis. It’s most useful when comparing similar property types in the same neighborhood.
Use the listed interior square footage from the offering plan or listing, if available. NYC co-ops and older buildings often don’t have official square footage on file, in which case listed figures are estimates — treat comparisons with some caution in those cases.
Commercial and some larger residential rental comparisons are conventionally quoted as an annual $/sq ft figure rather than monthly, so we show both to match whichever convention the comparison you’re using follows.
Neither, on its own — it depends on which side of the deal you’re on. A buyer generally wants a lower $/sq ft relative to the neighborhood; a seller wants theirs to justify a higher one. Context (renovation, views, floor, outdoor space) explains most of the spread.
