NYC caps how fast a Class 1 assessment can rise (max 6%/year, 20% over 5 years), so if you’re buying a home whose assessment hasn’t caught up to a recent sale price yet, your actual first-year bill is often lower than this number, rising gradually toward it.

Why Are House and Condo/Co-op Modes So Different?

NYC law bars the city from assessing co-ops and condos by sale price at all — it must value them as if they were rental buildings, using an income-based method with no fixed relationship to what you’d actually pay. A co-op or condo’s assessed value often runs to 10% or less of its market value, and the exact gap varies by building. Houses (Class 1), by contrast, are assessed at a fixed 6% of market value, which is why only House mode can honestly project a price-to-tax estimate.

What Is the Co-op/Condo Abatement (467-a)?

A property tax reduction available to owner-occupants of co-ops and condos, since these are otherwise taxed on the same schedule as rental apartment buildings despite being owner-occupied like a house. The abatement percentage is tiered by your building’s average assessed value per unit, from 28.1% (lower-valued buildings) down to 17.5% (higher-valued buildings). What Is STAR, and Should I Select It?

STAR (School Tax Relief) reduces the school-tax portion of your bill for a primary residence. Basic STAR is available regardless of age (income limit $500,000); Enhanced STAR is for owners 65+ with income under roughly $98,700. Depending on when you enrolled, STAR may arrive as a direct reduction on your DOF bill or as a separate check/deposit from NY State (a “STAR credit”) rather than a bill-line reduction — either way, the dollar savings are similar, which is what this calculator estimates.

Why Might My Actual Bill Differ From This Estimate?

Tax rates are set annually by NYC Council (and can be revised mid-year, as happened for FY2026), assessment caps depend on your specific building’s assessment history, and larger co-op/condo buildings (11+ units) use a 5-year phase-in mechanism this calculator can’t fully model without your building’s actual assessment data. Treat this as a planning estimate, not a bill.
