New Jersey’s “mansion tax” is a graduated fee owed on residential sales of $1,000,000 or more. As of a law signed July 10, 2025, it’s paid by the seller, and it’s a flat rate on the entire price, not a marginal calculation.

Because this is a flat rate per bracket rather than a marginal one, crossing a threshold by even a dollar raises the rate on the entire price — a $2,000,000 sale owes 1% ($20,000), while $2,000,001 owes 2% ($40,000.02). This is also separate from, and in addition to, the standard Realty Transfer Fee.
