How This Is Calculated
This calculator works in three steps, and every dollar is accounted for — the agent’s take-home and the brokerage’s retained amount always add back up to the full total commission:
- Total commission = Sale Price × Commission Rate.
- Any flat brokerage fee is subtracted from the total first.
- What’s left is split by your commission percentage — you receive your share, and the brokerage keeps the rest of that split plus the flat fee it already took off the top.
