NJ Realty Transfer Fee (RTF) & Mansion Tax Calculator
Every New Jersey home sale is subject to the state’s Realty Transfer Fee (RTF), a graduated deed-recording fee paid by the seller. Sales at $1,000,000 or more also owe a separate, additional “mansion tax” — also seller-paid as of a July 2025 law change. This calculator estimates both together.

How This Is Calculated
Realty Transfer Fee is graduated by sale price, with a lower standard rate on the first $150,000 and increasing per-$500 rates above that — and a higher overall schedule once the price exceeds $350,000. A partial exemption is available for qualifying seniors, blind or disabled sellers, and certain low/moderate income housing sales.
Mansion Tax applies only when the sale price is $1,000,000 or more. Unlike the RTF, it’s a flat rate applied to the entire price (not a marginal calculation) — a $2,020,000 sale pays 2% on the full $2,020,000, not just the amount over $2,000,000:

As of a law signed by Governor Murphy on June 30, 2025 (effective July 10, 2025), both the RTF and the mansion tax are paid by the seller at closing.
