The seller typically agrees to a total commission (usually 5% to 6% of the sale price) with the listing brokerage, which is customarily split evenly between the listing side and the buyer’s side — though the split and total rate are both negotiable and vary by deal.

Traditional brokerages commonly retain 30% to 50% (agent keeps 50% to 70%); some brokerages instead charge flat per-transaction or monthly fees with a much higher agent split.
