Glossary

NYC Transfer Tax (RPTT)

The NYC Real Property Transfer Tax is 1% of the sale price for sales of $500,000 or less, and 1.425% for sales above $500,000 — the higher rate applies to the entire price, not just the amount over the threshold. It’s paid by the seller at closing.

NY State Transfer Tax

The New York State Transfer Tax is 0.4% of the sale price under $3 million, and 0.65% at $3 million or more, again on the full price once the threshold is crossed. It stacks on top of the NYC tax and is also seller-paid.

Who Actually Pays Transfer Tax?
