Glossary

Broker Commission

The standard real estate commission in NYC runs 4% to 6% of the sale price, with 5% most common for condos and co-ops. It’s paid entirely by the seller at closing and typically split between the listing and buyer’s agents.

NYC & NY State Transfer Tax

The NYC Transfer Tax is 1% for sales under $500,000 and 1.425% at $500,000 or more. The NY State Transfer Tax adds 0.4% under $3 million and 0.65% at $3 million or more. Both are seller-paid and apply to the entire sale price, not just the amount above each threshold.

Building Flip Tax

A transfer fee some co-op (and occasionally condo) buildings charge sellers, typically 1-3% of the sale price. It’s set by the building’s proprietary lease or bylaws, not by the city — check your building’s documents, since many buildings have none.

Mortgage Payoff vs. Closing Costs

Paying off your existing mortgage isn’t a closing cost — it’s a separate reduction of your proceeds. This calculator shows both: your total closing costs as a share of the sale price, and your final net proceeds after the mortgage payoff on top of those costs.

Property Condition Disclosure Credit

New York law lets sellers pay buyers a flat $500 credit instead of completing the Property Condition Disclosure Statement. Most NYC sellers take this option rather than filling out the form.

Capital Gains Tax

Capital gains tax is not a closing cost and isn’t collected at the closing table — it’s calculated and filed separately on your federal, state, and city income tax returns. This calculator doesn’t estimate it; talk to your accountant about your specific gain and any primary-residence exclusion you may qualify for.

Condo vs. Co-op Seller Costs

Condos pay ACRIS filing and residential deed transfer fees; co-ops instead pay a co-op attorney fee, UCC-3 termination fee, non-deed transfer fee, and stock transfer tax — reflecting that a co-op sale transfers shares and a proprietary lease, not real property.
